The Pettis and Lee mentions are pretty irrelevant since it's clear that Chiesa at LW was irresponsible and he paid for it. But if you want to mention those, you should mention that he dominated Dariush as well who is a much better grappler than Pettis and more complete than Lee.

Besides that he got too greedy against Luque, but before that mistake he was looking pretty dominant + Luque is a stud.
Based on Chiesa's physique and grappling there's no basis for Chimaev running through him in that department. Striking wise yeah I could see it happen, but in grappling it could absolutely get interesting.

Chiesa is good as the bully. The second he's bullied the fight changes. If Khamz gets the takedown before him, he's more than likely going to win.

He's legitimate now with his last win. He has proven himself a good fighter. It's no longer hype. Now it's hyperbole to say he's going to run through everyone and he's elite, but he'll have a chance to prove it.

There’s a Brazilian journalist/Youtuber who watched Chimaev fighting before entering the UFC. He said at the time that Chimaev was the most special athlete he’s watched live, that he could make everyone look like a kid. Khamzat is sort of a loose cannon in his post fight interviews. His cockiness will only continue to get worse if he finishes a top 10 guy with ease. Imagine a reporter asking him about potential khabib fight and he says that he will Smesh Khabib in the heat of the post fight moment. Khabib is also very confident in his abilities, it would be very interesting to see how he would take the trash talk from someone in his region.

It's a fight that can't happen as it will defy the laws of physics, it's like going faster than light or having negative gravity on earth. The law is that neither Khabib nor Khamzat will ever face a unfavorable match up that goes against their strength of wrestling. In other words, another top level wrestler. Just can't happen.
