Sometimes though juvenile and not productive I just wanna scream fuck America at the top of my lungs.

We have so many stupid problems that seen so solvable and yet we just keep doing the same bullshit and then have the nerve to wonder why our country is a mental illness factory

Doesn't everyone scream fuck America when they read the news?

I added an edit you might want to read. Where I used to live in the valley we had a new development start and finish in the year we lived there just .5 a mile up the road from us, another across the street, and one 2 miles up the road. LIke 30-ish houses (your usual amount in the housing development). Their listing prices all started at 450k and I guarantee they all went for 550k or more most likely. And the older stuff? It's going up in price too.

Sure, but the issue is not enough construction. If you prevented new homes from being built when there is high demand for them, prices would rise even more, unless you went super hardcore and were successful at making the place just a worse place to live (again, if you look at what's happened to Detroit as a strategy for making housing affordable, it's been pretty successful).

I’m still shook over someone who’s uses the ignore function telling my sweet boy Greggy that HE takes this place to seriously.

Why? How seriously do you have to be taking the place not to ignore anyone? "Gotta read every poster. This is serious business!"

You can only do so much with all of us idiots in in the WR.

I think it's mostly that the other subforums don't have OP requirements as such.
Still seems strange to me that people would think something was worth discussing, but not actually be able to start that discussion.

But just wanton building what incentive is there for home builders to build affordable shit Jack? What incentive is there for a real estate company to sell the condo that was only 150k last time it was sold (5 years ago just for shitsngiggles) for 160k? Why not shoot the moon and list at 220k cause you know someone will offer 240k?

Why should Toll Brothers, Hamlet Homes, Ivory Homes, Edge Homes, and other home builders that run these developments spend 450k per house and sell it at 500k when they know they can list it at 750k and someone will pay it?

There is no incentive for these builders and construction companies to build affordable shit. The brand new apartments downtown SLC are "income restricted" and their pricing makes ZERO sense and then you read the reviews and you learn... they're half empty cause they can't find qualifying people that can pay the rent.

And the house flippers turn your idea even more on it's head. How can someone like me, a first time home buyer with even an first time buyer loan helping me can only afford 300k get a home or condo in that price range that I am not overpaying by 50-100k for right now? The house my folks bought was listed at 450k and when I ask them how much they had to offer THEY REFUSE TO TELL ME because it was over asking which leads me to believe it was nearing 550k or 600k. How can first time home buyer's compete in this market?

Just, move into the crime laden shitholes where you can find a 70 year old house for 100k and then deal with Jesse Pinkman cooking meth next door and selling?

I'm sorry for turning it into a big spectacle but, yeah...

Truth be told, when they told me "Dude, that's cancer", when I wasn't aware that option was on the table, I uh,

ok. I had not had breakfast.

But still. Next thing I know is they lifted my legs and slapped me awake. I actually fainted right there on that chair. Only then did they explain to me what it is and that it is not a life threatening thing.

In your mid-30s with responsibility for a family, that message did scare me good at first obviously.

Still one of those "Not a smoker, why do I get lung cancer" things. Never was one with crazy sun exposure.

One of the more acclaimed OPs in the WR just copies and paste news articles, usually with no personal imput on the story. Id say the standard is still relatively low here.

Sure, but he updates his threads whenever there's new developments, continues to comment in his threads and gets really pissed off if they are derailed.
That's a hell of a lot better than just posting a title and a link, tweet or youtube video.
I blame mobile phones and the general trend in cut and paste social media.

Are we talking about the guy who starts threads then bitches to the mods non stop to thread ban people when they comment?

What incentive is there for anyone to make any product affordable? Why can you buy cars for under $50K or eat at a restaurant for less than $100/person?

Why should Toll Brothers, Hamlet Homes, Ivory Homes, Edge Homes, and other home builders that run these developments spend 450k per house and sell it at 500k when they know they can list it at 750k and someone will pay it?

Well, see, if that's true, and it's legal to buy anywhere, someone else can come in and make homes and list it at $480K. There isn't an unlimited supply of people who want to pay $750K to live in the area. You have to at least grant that there's a theoretical amount of housing units that can be built that would cause prices to drop, right? So the question becomes, what would stop that amount from being built? The most common answer to that question is just that it's illegal.

There is no incentive for these builders and construction companies to build affordable shit. The brand new apartments downtown SLC are "income restricted" and their pricing makes ZERO sense and then you read the reviews and you learn... they're half empty cause they can't find qualifying people that can pay the rent.

The incentive to lower prices is competition and willingness of consumers to pay.

And the house flippers turn your idea even more on it's head. You're acting like I oppose affordable housing, when my point is precisely that I support more construction so that housing costs go down.

Jack has over 100 posters on ignore by his own admission.
