My income has increased at least 40% every year for the past 4 years.

20k -> 38k
38k -> 52k
52k -> 80k
80k -> 120k

Ive been really, REALLY conscious of trying to live within my means and save as much as I can.

It is possible but god damn is it tempting to just throw money at stuff. Like I bought new PC last month, and had to check myself multiple times during the transaction to not tack on more peripherals and random junk I don't need.

Random flashing lights and a cool case and brand name headphones and other nonsense. You just don't need it, the feeling of having a financial safety net and being comfortable is so much better for you. But for real, it's a full time job for me (and I'm sure a lot of others) to convince yourself to not spend your money when you've got it.
I went from making $60 000 to $180 000 within the space of 4 years and fuck did I blow some cash on useless shit I didnt need, I honestly could be way ahead if I was more diligent with my spending.
 
Good question. On a bruised credit deal or self employed deal, were looking at 75 percent LTV in an urban area, maybe 4.5 or 4.75 percent.

Bankruptcies and consumer proposals maybe a 5.25 percent up to 75 percent LTV.

If you have no provable income. 7 or 8 percent with a private lender. Second mortgages would be 10-11 percent for the real desperate.

I get to charge a finders fee of 1000-5000 per deal. Sucks they put in the 5k cap because some deals I work on for literally weeks.

I'm surprised you can keep the interest rate that low, but I'm very surprised they can come up with near 25% down. We have a local credit union that can handle these bad credit deals. They charge near 8%.

I'm just glad you weren't answering with a high LTV. I hate seeing some of the deals we end up closing. I've never done this as it would be unethical or in bad taste, but I think I could make a spreadsheet with near an 80% accuracy of properties that I think will be foreclosed on within the first 10 years. There are way too many.
 
It may not solve your problems but it will definitely help relieve certain stresses such as basic needs.
 
Money is time and experience .
You’ve got maybe 80 years if your lucky. To make the most of those years you give 30-50 hours a week to a work place so that you can eat, sleep, etc.
If your doing nothing with your time when your not working, you’ll do nothing with your time when you have money. Money gives you more time and more access to experience, good food, travel nice vehicles ets

Make 10 million a year? Buy 20 rare cars.
Make 100mil a year? Buy that plane.
Make 1 BILLION a year- buy a luxury yacht.

Live within your means. My wife and I bought a house cheap enough that one of us could handle the mortgage by themselves in case something happened to one of us.
We also only have 1 car since I live 4 blocks from my job. That alone gives us enough money to save a little and still have fun money left over.

Bullshit. I have a GREAT life, and my only true problem is that I don't have enough time to enjoy it. Having a ton of money would mean that I wouldn't have to work, and I could start traveling with my wife and kids a ton more and experiencing new things.

If your only problem in life is that you have dreams and aspirations that cost money and take time off your busy work schedule, having enough money to not work and to be able to check all these travel and experience boxes would solve all your problems.
