It is possible but god damn is it tempting to just throw money at stuff. Like I bought new PC last month, and had to check myself multiple times during the transaction to not tack on more peripherals and random junk I don't need.
Random flashing lights and a cool case and brand name headphones and other nonsense. You just don't need it, the feeling of having a financial safety net and being comfortable is so much better for you. But for real, it's a full time job for me (and I'm sure a lot of others) to convince yourself to not spend your money when you've got it.

Good question. On a bruised credit deal or self employed deal, were looking at 75 percent LTV in an urban area, maybe 4.5 or 4.75 percent.
Bankruptcies and consumer proposals maybe a 5.25 percent up to 75 percent LTV.
If you have no provable income. 7 or 8 percent with a private lender. Second mortgages would be 10-11 percent for the real desperate.
I get to charge a finders fee of 1000-5000 per deal. Sucks they put in the 5k cap because some deals I work on for literally weeks.
