Either way I'll be good. My rent is $700 a month in an 1100 sq foot town house. I'm basically just hoarding money at this point lmao.

I was living in a basement apartment for 900 bucks a month and saving cash for a down payment right as the pandemic hit. On the one side i couldn’t work for months on end, but on the other my monthly nut was about 1500 a month total (bills, food, transpo) so sitting on 3% of a down payment in a fairly aggressive housing market meant I didn’t have to sweat my finances at all despite not working for so long.

Long story long- I bought shortly after the pandemic and locked in a good interest rate. If my dumbass can make it happen then you can too. Hang in there
 
The buyer could be a contractor that looked the house over himself and didn’t care to involve an inspector.

Regardless, this property wasn’t meant to be for you my dude. Don’t get discouraged, there’s definitely another one in your future.

I own two properties one an apartment house. Home prices are coming down massive devaluation. Wait I don't like but people will not be able to afford them in many areas.
 
Sounds like the other buyer knew what to look for when walking the house.

He's probably a contractor or in the industry in some other way.

Do some major structural damage to the house before they move in. Make them regret foregoing that inspection!

I want to be optimistic as others but I can't be with this housing market. I live in the south and I remember when the south was actually affordable and you didn't have to try to find a house in the backwoods. I got a house in 2016 and it cost us $150k. The neighbor literally across from me sold his house last year for around $415k. The house are not big either. Just a simple ranch style home under 1,500 sq ft. and not a ton of additional land.
 
you gotta trust your gut in these scenarios, dude that said fuck inspections, might have already inspected/the home new/didnt need and knew that was his trump card. In california, my first was overbid by 50K........ I only won the bid by 3K, and this was back in 2011-12 cant recall the exact year.

the guy that won had better instincts

housing market is ridiculous, my BIL makes 55-60K and just bought a 900K home...... he's gonna be underwater in no time.
