Coleman, come on man. Your argument is sell your house. Someone will buy it when I never said I wouldn't profit. The point is the higher the cost of your house the less amount of perspective buyers there would be for said house. That is common sense. The more something costs the less people are willing to buy it.

Not really. When the rates were the lowest in US history during 2021, everyone who owned a home refinanced and locked in those rates. Since then, nobody wants to sell/move because they don't want to give up those once in a lifetime low rates and buy a new house with the current rates.

That's been keeping inventory down ever since, so prices have continued to go up and the people that sell usually get the price they want. It can vary a lot depending on the regional markets, but that's the general theme for the US housing market post-covid.
 
Bidding war had my neighbor pay 15k over and forego home inspection on the property next to mine. It was how ridiculous the market became.

I've forgone inspections before because I flip, build and reno houses. The winning bid may have also known the realtor so sometimes they just say things like that.

I'm in contract to buy a house right now. I worked with the realtor on the side so she'd stop taking other offers and did get an inspection but my offer wasn't contingent on it. I got it for an extra "to do" list for my reno.

Realestate is tricky right now. You need to understand all angles of the deal and keep in mind that realtors are all crooked, liars that are for sale. Also, it's probably not a good idea to buy. There's going to be a crash at some point.

Are you using a realtor or dealing with directly with listing agents? Also, what kind of loan are you using?

Definitely correct on realtors. To add to it, despite having two kids, my realtor was an extremely sexy 30 year old with a tight little body. I worked with her again 10 years later and her face looked like modern day Bam Margera. Definitely been hitting the wine hard the last decade.

I don't think there's much of a reason for a crash at this point. They're not handing out loans to anyone and everyone anymore. I don't see anything obvious that would cause a crash in the somewhat near future.

When you go back through history, there aren't many times when buying a home was a bad idea. There are periods of time when it was a bad idea but it almost always seems like a bad idea right here and now, then you wait 5-10 years and you're like shit, I should have just bought it then instead of waiting.
 
That sucks. We lost two houses in one month once that we signed an agreement on. Someone came in after and outbid us and the seller pulled out. In both cases, the sale fell through and then they were pounding on our door. The first house we were so pissed about because we had signed documents so we told them to get fucked. The second house, we big even lower and it was then accepted so we bought it and fixed the place up and lived there for 8 years until we moved into our current badass house.

Mcmansion is an exaggeration lol. It was really just a nice ass house.

Some suggested it was a contractor or the guy is gonna flip it...the house didn't really need any work. Definitely not the case. Not a whole lot of contractors even live here. More likely just somebody who really liked that house and said fuck it I'll gamble with no inspection.
 
I would be weary if inspections were waived. So it's an "AS IS" property now? What seller would think that's a good idea unless they are desperate or have something major to hide?

I'm sorry to hear you lost the home, but hopefully a better option comes up soon.

I've been looking at picking up a second home in either outside Nashville, near the Priest Lake... or in Hot Springs, AR off that nice lake system. The prices seem to be coming down and with the prices in my area still going up (Orange County, CA) ... I'm thinking a move may eventually be in order.

I doubt the seller gave a fuck. It's on the buyer at that point and if the buyer is gonna waive it, it would be advantageous to the seller not to have it inspected just in case lol. I get it from the sellers POV.

Kinda crazy that you can get a loan without an inspection though. I didn't know that was even a thing unless you were buying in cash.

I took the day off work and went to Holiday World to see Santa Claus. I even asked for a sub prime mortgage for Christmas this year.
