Im a lefty & I have probably held more financial licenses than most people here.
Especially in the home loan game.
In fact going to look at some properties today for new construction.

Do you hold any financial licenses, degrees, or certifications?

That's pretty cool, what are you licensed and certified in/for? Which licenses and certifications do you have?

I was learning timber framing and want to start a side business in that market for out-buildings, pavilions, gazebos and pergolas and am looking at getting a contractor license in PA.

Ok, so you are saying you dont have any financial background, licenses, or education. Copy on pursuing a contractor license though. That speaks more so towards the labor side.....Goodluck.
Just taking a clean jab for poking at lefties not being financially literate. Lol all in good fun.

I was one of the first in the country post Dodd Frank act to get a national NMLS license & I was one of the first for what is probably still the biggest online lender in the country to get licensed for mortgage loan organization in many states. I would have to check but I was licensed in around 14-16 states...(maybe 20) as a mortgage loan orginator lender during the refi boom post 2010. At the time not only did you need an NMLS license but you had to be licensed in each state. Each state had their own process test & regulations. Was a pretty solid accomplishment considering most leaders are only probably licensed in their single state post getting NMLS license.
I was lucky & got in by luck at the right time. Allowed me to "retire" young and start my own buisness for a bit. But have since switched careers.
So I know a great deal about lending & home loans.

Yeah im currently looking at building some Barndoriums in a pretty nice area. One as a custom dream home and flip the others if the lots are big enough (7 year plan). Just in the early stages to where it seems too feasible. So trying to see all the pitfalls im going to have that will probably make it impossible lol. So far the property agent is a dummy & knows nothing. Feel bad for the seller she is wasting her time with this airhead agent. I see why people get backdoored.

Housing prices in Poland have risen by 300% since 2010 and by 80% since 2020.

"Save up until you can buy property" stopped working 30 years ago. Everyone I know has a 30-year mortgage now.

Correct, I am not licensed or educated in construction/fabrication, home inspection, real estate, mortgage/loan origination, or any related field.

My degree is in computer science and mathematics, and I am licensed and certified in industrial wiring, PLC programming and industrial automation. I used to moonlight in that industry.

But I really just love the look of timber-framed structures, so I studied under an Amish master carpenter and am now looking to monetize that.

So, are you only on the administrative side? The underwriting and loan origination? When you say you are looking at building barndominiums, you are talking about securing the loan for the project, bidding and hiring the actual team to do the work?

Just pissed I loved that house.

Either way I'll be good. My rent is $700 a month in an 1100 sq foot town house. I'm basically just hoarding money at this point lmao.

This housing market is just retarded. I can't believe somebody was willing to say fuck inspections on a house lol.
Ask your agent to keep an eye on it. Buyers funding may fall through etc.
 
- The market is getting epensive here. Even if you want to buy a small comercial room, to rent after, a room with 20 square meters, costs athleast 140 mil reais.
