Luton, it appears, is having the last laugh after it emerged as the most desirable address in the UK - at least if property prices are a guide.

Average house prices in the town surged by almost a fifth in the last year alone, the biggest proportional increase in the country, according to data collected by the Halifax.

The average house price in Luton now stands at £256,636, having gained £41.702 in a year.

Prices in the town surged at more than double the 7.5 per cent annual price growth seen across the UK generally over the year.

Seiger at it again. I have no idea about the UK but from an Australian perspective I can tell you that the most Islamic areas of our cities are the poorest, most crime ridden and dirty. I'd have a really hard time believing that an area with a large Muslim population would be at all desirable for anybody other than Muslims. They're bad people, violent and very unfriendly.

House price doesn't equal desirable, just most overpriced (due to being a commuter town to London), I have a feeling it's a few select areas pushing up the averages.

Luton has an employment rate that is lower than average with only 66% of its people in work. Full time employment rates, however, are higher than average at 48%.

Household annual disposable income in Luton is low, however, at £13,337

Except it has quite low employment which doesn't suggest to me that an area is thriving but more being exploited. Renting costs seems ridiculously high, which suggest the properties are being brought widescale by landlords, which is jacking the prices up.

My issue is with the term desirable being based on property prices, which just isn't true when looking at the bigger picture.
