Umm yea no difference at all except for not being anything close to the same. But your point about the rural towns does make sense if you don't have any thoughts. They are exactly the same as urban cities as long as you don't compare absolutely anything about them
 
I'm not surprised there's been a some crazy swings due to inflation in homes, rent and other shit in the last few years.

When people fled California and New York to Texas/Florida, there was a ton of people moving here in 2021-2023.

My house value jumped from $225k to $350k during that time frame. Some of my friends who also owned homes were excited, but I told them that it really wasn't a good thing.

I went through in Denver too. It means your taxes and insurance go up... And if you decided to sell and buy another place, all those taxes and closing costs go up too.

While we're still very reasonable here in Texas compared to many states, I'm hoping things cool off and real estate slowly comes back down again here.

And FYI - I bought my home in 2005 for $170K. Five bed rooms, 3,000 SF, amazing backyard and pool

I was completely blown away how much cheaper it was here than Colorado. I couldn't have bought a 1 bedroom shit condo in Denver for $170K then.

It was like getting a massive raise just by moving states. And I love the fall/winters/spring here. Don't miss the cold at all. Just a few months of oppressive heat in the summer, but the pool takes care of that.


Texas is going through the same thing that California went through when a lot of people decide to live in an area.

Houses in Austin are through the roof.

You guys pay no income tax but your property taxes are retarded. It’s like 1.9-2.5% of the purchase price.

It’s all about industry and population. Many of the red states have industries like coal vs some other states that rely on tech that generates more money.

With that said, with big money comes big problems. More crime, more people, much higher cost of living, less space.

It all depends on what is inportant to you. I live in a house that cost 400k that would be several million in many other states. Our first house was a two bedroom two story house. It cost us 100k, but would be half a million in California. Our second house was a fixer up old Victorian that we paid 160 for. Sold it for 250. Again, it would be a million in other states. Making 75k here is equivalent to 200k in a bigger city. I can be in the country fishing in 20 mins and in the downtown area in 5. I like where I live.
