He's not there yet, but he fits the archetype of a HW destroyer, that's pretty rare in combat sports. Think like a Mike Tyson-lite. The UFC also wants to expand into France and the Middle East, and Ngannou would be very useful for both, former because he lived there, latter because of proximity to African time zones.

What makes you believe African market brings any value when nearly 40% of their population lives in extreme poverty. They arent tapping the african market for another decade or two. UFC has already hit its ceiling in the middle east and I cant see them coming to France any time soon either especially seeing how gambling is illegal in France.
