I know it's early but we need to remember this in December for post of the year
 
Over the past three years, I have had my furnace and water heater die. And within the next year I will need a new roof (on a 2400 sq. Ft. house) and a new electrical panel put in.

I’ll have to take out an equity loan just to pay for that shit.

And we’re not even talking about the $100k plus I have spent renovating this place since I bought it.

But basically, none of those things are anything anyone should try to do themselves unless they are a licensed contractor. That’s how people blow up their homes.
Truth. It seems when one thing goes, they all do too!

If your water heater is just not heating, you can always replace the elements yourself in them (unless you have some other kind of system?) Pretty easy job. If the tank is rusted out and leaking then it is done.

Roof is pretty straight forward (unless you've got lots of peaks/valleys and silly pitches). 3-4 guys with some basic know how can pound one out in a weekend if everything is prepared and planned for well.

Are you still up on value since purchase? If you sold tomorrow could you get a lot more than you've put in? Break even? How's your market?

Pretty nervy of him to ask , the money that’s been through that guys hands and up his nose in his lifetime and now he wants help paying his rent .
Here’s a scary concept for him , if you spend all your money , and your rent is 7k per month, you don’t live their anymore

It's quite common apparently. Whereas your commoner looks at renting as a waste of money/no equity, the ultra wealthy look at it as a luxury (don't have any of the actual back end responsibility and oodles of cash to rent). No responsibility for maintenance,e tc. When they get bored or need something new they can up and leave without any real hassle.

Still makes no sense to me either, but you'd be amazed how many high-paid entertainers rent and don't own.

Many reside in a hotel suite full time too and don't ever have to clean anything. Like a baby.

Not an exact quote but it significantly changed my perception on home ownership.
 
Anyone who makes at least 6 mil and puts it into an account or accounts that generate 4 percent a year will be able to live off the interest alone just don't touch the 6 mil. That money would generate 240,000 dollars a year and that is just me doing half ass calculations someone smarter could have made him 500,000 a year just for doing nothing.

4% is high for cash over the long term but the real killer would be income tax.

Homes are largely tax free.
