HOA meeting tonight (how would you vote here?)

Young couple looked at the cost of building a pool and was like "Hold on, what if we get the entire neighbourhood to pay for our pool?" <VinceCa$h>

Anyway, vote no, that shit is going to get the tragedy of the commons treatment. Nobody will monitor the building site properly, contractors will botch the job, costs will go up vs. the estimate, and years will go by without a pool to show for it and you'll be out 1200$ a year all the same. This is what happens when the money at stake is 'nobody's money': nobody takes care of it and makes sure it's used properly.
 
If you approve this increase, they’ll just come up with another reason for the next one.
This 100%. $100 extra a month next year for pool chemicals, retiling, pump replacement etc..... It will essentially be considered a commercial pool which are much more expensive to maintain for a variety of reasons.

I don't how it ends up adding up I will hopefully find out more in a few hours.. I know the proposed date to build it os next April and supposedly a deal has been worked out that budget will allow. Will be a regular Olympic size pool.

That's a $1M plus venture just as fas as construction goes. My Neighbors put in a 30' x 40' Pool in 2021 at a rumored cost of close to $200k for construction 10k in annual upkeep. An Olympic Pool is 50m x 25m.

Maybe they got some explanation in the meeting . But that's a great question to ask..

Wait, what? I assumed it would just be some small pool and the finances were already largely figured out. There’s no way that’s possible, unless your HOA is already sitting on a huge pile of cash.
Wasn't said on the pamphlet but there was a picture of an Olympic sized pool. Everyone has assumed that's what it is. Unless it's a bait an switch which I guess it could be. Starting to agree now the money doesn't make sense.

That's a hell no. I had a roughly 10mx25m pool in mind with my estimate, an Olympic size pool is gonna be so fucking expensive that it's not even funny. You're looking at well over $1 million to build the damn thing and the operating, maintenance, and staffing costs will likely be in the $300k a year range. Add in the liability & insurance costs along with the financing costs of building it (HOAs do not have millions lying around) and that's probably another quarter mill. So yeah, that's splitting $500k per year between 50 households which is $10k each. And it could get a lot worse on the financing & insurance side. If some kid drown in the pool you'll get raped on liability & insurance costs, or the damn thing might be declared uninsurable at which point it becomes a complete write-off.
 
The insurance alone will keep your rates that high in future years. You can hire a combo pool maintenance/lifeguard service but it won't drop the insurance and upkeep costs as much as you might think.

If you're into the idea, go for it. But be prepared for issues that go along with it like drainage issues and presence of work crews all spring.

If you want to see your HOA fees go up by 10-20 times until everyone just leaves and TSHTF, then sure, go for it. If you're sane, the answer is clearly no.

The new head decided more sweeping changes such as adding a community pool, neighbor parties, etc.

The argument for the HOA growing so fast might get out of hand quickly is a concern.

A thousand times no. A huge increase in fees to build a giant financial liability with unknown implications in the future.

My biggest concern ........ after an influx of kids walking on my lawn

No, its simply not core business of what a HOA is. If they want a pool buy one for their back yard

How is liability insurance going to be handled?

There will be no accounting for major renovation/refit replacement of liner, replacement of pump; or the eventual total replacement at the end of the pools life.
