anyone ever sell their house?

My wife and I are looking at selling our first home and buying a new one. I'm wondering what is the best way to go about doing that. We have a son and 2 dogs, so I don't think we can sell our house and move to an apartment for a few months. I would think the only thing we could do would be to buy a new house, move into it, and then sell ours. But that would mean saving up a few months mortgage for the old house.
 
Also, do you fix up all the little problems with your house so they aren't issues with any potential buyers, or do you just say screw it
 
Yes, i have sold a home. We timed ours to sell on sat and moved into our new one on mon. We you set up to close you can ask to rent back for your homes for a few month(2-3) so you can find a new one. It is a tactic that can work. You pay the rent to the buy at closing and it help them with there closing cost and giving you a time tk find another home. We did this with the first house we bought. The seller rented it from us for 3 months until she found New home.

Also, yes fix the small things. Do it yourself or the buyer we ask you to or they we give you a price of the cost to fix them and you will have to pay them at closing. Example, i had a small sink in the bastment that had a leak in it,(it was a cheap white plastic bastment sink) and the buyer had their inspector try and tell me it was gonna cost 1k to replace the whole sink and wanted a 1k$ off the cost of the house, i had it replaced for 100$ and told them it was fix and that the price stood.
So fix what you can yourself
 
We're putting our house on the market this spring. Not renting an apartment, but just living here during the (hopefully short) time it's for sale. I've done it before, and it's a drag b/c your house must be "show ready" 24/7.

Also, we've rented a storage unit to store a bunch of our excess crap, some furniture, and most decorations. That way the place will look bigger and not have any personal stuff around. Otherwise, just painting inside/outside and doing some other minor cosmetic things.

Oh, and last time I sold my place and bought my current house, the closings were just on the same day. So, I moved out from one straight into the other same day.

This time, after selling the house I think we're going to just rent a house for a while. Save some money and take our time looking for our new place.

Yes. With most closings you can get yourself 90 days or more to sell your house, so you get plenty of time. I put my house on the market before I found a house I really wanted. But it depends on where you live and how much you're willing to drop the price to sell. You can also agree to buy a house contingent on the sale of your house. Some people who are selling have time and will let you do what you want.

Anyway, best way to sell your house is to buy a house and close the month of or before the house you sold closes so you're not displaced and are only responsible for a month of double housing costs. If you can't afford that, you probably can't afford a new house anyway.
 
Yes, you should get the little things fixed for two reasons. First, it opens the sale to a greater number of potential buyers. Some people will be scared away by the prospect of buying a house and immediately having to invest money. Second, all of those little things that need fixing will give potential buyers leverage to drive down the price or complicate the sale with added conditions of closing.
