Billiard table question.

I'm looking to by a pool table tomorrow, but I'm concerned the room might not be big enough. The room is 12 1/2 feet by 12 feet. The pool table is a 7 feet by 4 feet. What do you guys think?
 
That's not much space, but you'll be fine as long as you're either really intentional or get shorter cues.

I'm guessing the 7 foot table is the competition table? Or is that the pro size table?
 
Seven feet is the smallest slate table you can get, I think. It's what most bars have. Pros play on nine foot tables.
 
Way too small a room. You want 6 feet clear on all sides, and even that is too cramped for me.
 
So at either end of the table you will only have about 2.75 feet. That sounds like a significant problem.

Even if you use 48" cue instead of 58", for a table that size you should have a room at least 11'6" x 14'6" according to this site:

Brunswick is full of shit and wants to sell more tables. If you want a cramped room, take the table dimensions and add 12 feet. If you want to put a chair or table in there, or have any sort of decoration, comfort, etc, add several more feet. A 9 foot table basically requires a two car garage. A bar table still needs about the same amount of room.
