I, _____________________, agree to pay ___% of the total rent including water/garbage fees for unit [REDACTED] in exchange for rental of the non-master bedroom. I agree to pay this amount by 12:00 AM/Midnight on the 2nd of each month for each following month that I will be renting the room.

If you sign such a contract you should put down the exact $ amount instead of a percentage. This way if the cost of the unit goes up, your cost does not increase.

That would be a better deal for OP but I assume whoever wants him to sign this put the percentage in order to avoid having to accept full responsibilities for any increase in rent.
 
Just say it's not your signature. Unless it was notarized they won't be able to prove you did.

I figure this is so as the price of the unit goes up the other guy isn't stuck with footing 100% of the increases. Would be nice to pay the same rent forever wouldn't it?

Reads to me that you pay significantly in advance.

Ie on 2nd of November you pay for December.

I doubt its binding if you vacate the room but if not you gotta pay.

A verbal agreement is still binding. And the evidence that it's valid is proven by the fact you are living there. It doesn't matter though because it was a written contract that you signed.
