Government assisted housing (section 8)

Anyone have to deal with this in your area? Section 8 can be in ANY neighborhood. The government pays almost all of the rent money. For example, if the rent is $1500, the renters only pay $25 of that per month and a lot of them don't even pay that and it takes time for them to get kicked out for not paying 25 bucks a month.

No area is safe.. any neighborhood goes to absolute shit if a house becomes section 8. Normally break-ins, car theft, burglaries.. but shit has gone too far. A week ago, in a very upscale area of Las Vegas, in Mountain's Edge, section 8 people keep moving in which resulted in a home invasion perpetrated by 5 kids and they all took turns raping a female member of the family... in front of the family. They caught the pieces of shit, though.

There's very few HOA here that don't allow renting, most do. Not sure if that holds up in court, anyway, if the owner of the home decides to rent out the property he owns.
 
Not sure how it is in Nevada, but in Florida a HOA can screen prospective tenants based on financial standing
 
as an apartment building owner, section 8 is a moneymaker. they do trash the place, but its gurenteed money on time, they dont complain, and are low maintenance. Also typically at least here in chicago, most buildings are not ALL section 8. Its 1/3 or 1/4 of the apartments.
 
They had some section 8 apartments in my neighborhood. The tenants were probably responsible for 90% of the crime in that area. But some of them were my friends too. So it wasn't that big of a deal really.

Lol I have had Section 8 tenants for a decade + w/ not one single issue. Stereotype/generalize much lol.
 
I wonder how the landlord/owner feels about it. Seems like a good way to make the entire neighborhood hate you. I wonder if the house is now for sale or if the owners will just put it back up for lease lol.
 
It's worse now because of the real estate bubble.. houses were super cheap and rich people from in and out of state bought them up, then set up section 8s on the properties.

Me an apartment building manager meeself.

In NYC, section 8 has the strictest and most stuck-up provisions. Everything has to be in order, and they inspect every renewal period. Everything has to be in order or else the payments stop.

You also have to go through lots of paperwork, and once you hand it in, Sec 8 takes its merry time getting back to you.

None of my Sec 8 tenants pay their share ever. They owe it, but just dont pay it. Sec 8 does pay about 2/3 of the rent though. But it still pisses me off, that the tenant does not pay their share.

No but hopefully the security deposit will cover the damages.

Its called a restricted deed. They are very common, its why you cant just tell an HOA to fuck themselves. Lots of people would like to.

The town next to mine went from being a normal lower middle class suburb to a complete shit hole because they built a few new huge neighborhoods of tract housing right before the economy took a dump and they were forced to rent all those new houses out to section 8s
Now a few years later its a completely different town
Violent crime is on the rise and businesses are going out of business left and right as people that have lived there for decades are fleeing that town on a daily basis

Where do you own apartments? In Ravenswood, there aren't a lot of them. Of course just like every other government subsidy, it jacks the price for people that can actually pay their rent.

I guess the other thing is, even if you buy a nice place in Chicago, your building might be great, but that still doesn't change whose's renting around you.
